Roma was contacted to support a development in Market Harborough Leicestershire with a total loan value of £2,330,000 on an 18-month term. The development is set to be an 11-unit project of light industrial space and warehousing units that will service the market town and outer areas.

Our customer is an experienced developer with previous experience in refurb and conversions. This project is their first ground up development.

The borrower provided incredibly detailed explanations and evidence for funding. At Roma, we consider this a top tip; to come to us loaded with preparation, passion, and knowledge for the project.

The extent of this project is particularly exciting as the development will greatly benefit the borrower and the wider community alike, developing and revitalising the current Hermitage Business Park. With this project being funded in November 2024 it will be exciting to see how the development takes shape over the new year with this being at the higher end of Roma’s loan value.

Underwriter at Roma, Jason Metcalfe says, “As an underwriter, my role in development finance is about more than assessing risk—it’s about understanding the vision and ensuring the financial structure lays the foundation for long-term success. I enjoy working on projects like this because they’re transformative, turning ambitious ideas into thriving realities. Beyond the financials, the true reward is seeing the positive impact on the community—creating jobs, improving infrastructure, and enhancing the quality of life for residents.”

Senior Business Development Manager at Roma, Mark Foley commented “the borrower was a joy to work with the clear communication and their knowledge of the site was high valuable throughout the process”. “The project is going to be a great one to watch over time, I am looking forward to seeing the finished site” he added “At Roma we strive for the borrower first experience, this borrower made it even easier than usual. the collaborative mindset of the borrower will bring this project the success it deserves”.

This case is a clear example of how borrower and Roma communication is key to a smooth lending journey, we look forward to seeing the final product and working with the borrower further in the future.

The project is currently on going and we will provide an update once complete.
