Light Refurbishment – spend of between 20% – 50% of the CMV on works
Medium Refurbishment – spend of between 50% – 100% of the CMV on works
Heavy Refurbishment – spend of over 100% of the CMV on works

A refurbishment loan is a type of bridging loan, a secured borrowing available for developers and landlords looking to improve a property before selling or renting out. The finance is essentially to cover the costs of property refurbishment.
The definitions for light medium and heavy refurbishment are different for each lender. The nature of the requirements will determine which option is most appropriate. At Roma, our guidelines are as follows:
- Light – Cost of Works are 20%-50% of Current Market Value
- Medium – Cost of Works are 50%-100% of Current Market Value
- Heavy – Cost of Works are over 100% of Current Market Value

1. Initial enquiry

2. Agreement in principle
The AIP accelerates the process by telling you exactly what we need before we can underwrite your loan, also providing Open Banking instructions.
3. Valuation instruction
We’ll get a third party valuation arranged ASAP, and get to the underwrite so we can confirm the terms in writing as quickly as possible.
4. Instruct solicitors
As soon as the terms have been accepted, we instruct our solicitor to send the legal papers to yours. This is even quicker when the case benefits from dual legal representation.
Funds are released, so nothing delays the deal.
6. Loan service
Your customer service representative will be in touch to explain what happens next and how to manage the loan through to redemption.
